GoM accords permission to 99 old layouts in Amaravati
Amaravati: State government has taken decision to resolve issuing of permission to old layouts in Amaravati. Group of Ministers (GoM) held a meeting with CRDA officials and real estate developers at Secretariat on Monday on the issue.The GoM decided to give permissions to 99 old layouts that had been in pending at CRDA. The GoM directed officials that permissions would be given to the layouts within July 25 after a formal decision in Cabinet meeting that would be held onJuly 18.Officials told the GoM that of the total old layouts, 22 were within the CRDA master plan and another 77 were out of master plan. However, realtors told the ministers that they would ready to leave 40 per cent of site in layouts to CRDA and give site for extension of roads.
They also expressed willingness to allot plots to customers in another area, if they lose their existing plots for road extension.
They also agreed to pay Rs 80,000 to the plots that are within 500 mt to residential areas and Rs 1.20 lakh, if they are out of 500 mt for creating infrastructure facilities in the lay outs.Minister for Municipal Administration P Narayana, Panchayat Raj and Rural Development Minister Nara Lokesh, Human Resources Development Minister Ganta Srinivasa Rao and Labour Welfare minister P Satyanarayana were part of GOM.

IT, Panchayati Raj and Rural Development Minister Nara Lokesh on Tuesday said Amaravati would become the first capital in India to have land registry using blockchain technology.
Disclosing this to reporters on the sidelines of two-day Blockchain Business Meet which concluded here along with Special Chief Secretary and IT Advisor to Chief Minister J.A. Chowdary and AP Electronics and IT Agency CEO (Promotions) Tirumala Chamalla, Mr. Lokesh said Union IT Minister Ravi Shankar Prasad and IT Secretary Ajay Sawhney had promised to sanction funds for the ambitious project.
“Once implemented, we will have the unique distinction as the first State to have land without any dispute over title deeds,” he said.
The State was the first to use blockchain technology in the road transport and registrations departments as a pilot project.
He also announced the establishment of a major centre by California-based ERP Cloud firm, Zoho in Tirupati.
“We are expecting to break the ground some time in November,” he said.
Refusing to divulge information on investment plans by the company, he said it would create employment opportunities for many. He said after Visakhapatnam, which is the natural choice for investors, Amaravati and Tirupati were emerging as rendezvous for investments in IT and electronics.

Land prices cheap in Amaravati

Vijayawada: The Capital Regional Development Authority (CRDA) initiated plans to boost the Amaravati capital city location by fixing land prices in the capital area at Rs 3.5 crore per acre as minimum and Rs 12.5 crore per acre as maximum. Significantly, the lands are available in the open market at Rs 2.5 crore per acre. Interestingly, the land prices are so high in Vijayawada, Guntur and its surrounding villages compared to those prevailing in the Amaravati capital location. Even the government has recently lifted the ban on permissions for layouts and construction activity in CRDA limits to boost the Amaravati capital location for attracting investors but still the market is dull.Already, the land prices in Kankipadu, Penamaluru, Poranki, Kanuru, Yanamalakuduru, Nunna, Gannavaram in Krishna district and Tadepalli, Kunchanappli, Praturu, Gundimeda, Atmakuru, Mangalagiri, Nagarjuna University in Guntur district are several times high as per the government’s fixed price of Amaravati capital location villages.
The lands in these villages have huge demand in open market and rates skyrocketed up to Rs 20 crore per acre based on location. Similarly, the land prices touched upto Rs 2 lakh per square yard in various prime locations in Vijayawada and Guntur. This trend may continue in the city surroundings as the government proposed to construct new malls, 25-storied residential towers and commercial complexes at important locations.Earlier, the land prices were subdued in Vijayawada city and its surrounding areas since the announcement of demonetisation. The State government also halted the realty and construction boom in the entire CRDA limits by imposing ban but land prices in Amaravati capital location could not reach on par with Vijayawada and Guntur cities.Raghava Estates and Properties managing director Lingam Tulasi Prasad said the ongoing developments in Vijayawada, Amaravati and Guntur are encouraging the area of expansion. But the land prices in Amaravati are depend on implementation of capital city construction works. The land values of Amaravati may overtake the Vijayawada and Guntur cities in future even now the prices are low, he added. Erstwhile VGTM VUDA former chairman and senior TD leader Tumati Premnath said Vijayawada, Guntur and Amaravati capital city would be merged and added that the prices might be fixed on the lines of Banajara Hills, Jubilee Hills, Ameerpeta and Dilsukhnagar areas in Hyderabad.
